How to Compare Mortgage Offers: The Complete Guide

Short answer

Compare mortgage offers on total cost over the years you will actually keep the loan, not on the advertised rate. Put every quote on the same loan amount and term, read the APR rather than the rate, price discount points against their break-even month, add PMI where the down payment is under 20%, then rank the offers by total interest paid.

Key takeaways

  • A 0.5% rate difference on a $300,000 30-year loan is worth $35,119 in interest.
  • 1.5 discount points costing $4,500 break even after 46 months โ€” bad news if you move in year three.
  • The lowest monthly payment is often the most expensive loan, because it usually comes from a longer term.
  • Lender fees, not third-party fees, are what separate two APRs โ€” and they are the negotiable part.
  • Switching a $300,000 loan at 6.50% to biweekly payments saves roughly $87,000 and six years.

Why the advertised rate is the wrong comparison

Every lender knows that borrowers shop on two numbers: the headline rate and the monthly payment. Both are easy to manipulate. A lender can buy the rate down with points you pay at closing, or stretch the term so the payment looks small while the interest bill grows. Neither number tells you what the loan costs.

The number that does is total interest paid over your actual holding period. Most borrowers do not keep a 30-year mortgage for 30 years โ€” they sell or refinance well before then. So the right question is not "which loan is cheapest over 30 years?" but "which loan is cheapest over the five, seven or ten years I will realistically hold it?"

That is a calculation, not a judgement call. Start by putting every quote side by side:

Rate vs APR: which one should you use?

The interest rate determines your monthly payment. The APR (annual percentage rate) restates the loan as a single rate that also absorbs origination fees, discount points, and most lender-controlled charges, spread across the full term. Lenders in the United States are required to disclose it.

Use them like this:

If you want to see the mechanics rather than trust the disclosure, the APR Calculator rebuilds the figure from the loan amount, rate and fee schedule.

Watch for: a quote where the APR is barely above the rate usually means low lender fees. A quote where the APR sits 0.25% or more above the rate is carrying meaningful fees โ€” ask for the itemized breakdown before you compare it to anything.

A worked example: three offers on $300,000

Three lenders quote a $300,000 loan. Every figure below is principal and interest only โ€” taxes and insurance are identical across lenders, so they cancel out of the comparison.

OfferRateTermPointsMonthly P&ITotal interestInterest + points
A โ€” no-fee lender6.50%30 yr0$1,896.20$382,633$382,633
B โ€” bought-down rate6.00%30 yr1.5 ($4,500)$1,798.65$347,515$352,015
C โ€” shorter term5.75%15 yr0$2,491.23$148,421$148,421

Read across the row and three different stories appear:

What if you sell in five years?

Now the ranking tightens. Over 60 months, counting interest paid, points and $3,800 of lender fees, Offer A costs about $98,405 and Offer B about $95,382. Offer B still wins, but by roughly $3,000 rather than $30,000 โ€” and if the lender fees on B were $2,000 higher, A would win outright.

This is the entire argument for running the numbers over your real holding period. Use the Mortgage Comparison Calculator for the side-by-side, and the Amortization Calculator to see exactly how much principal each option has retired at the moment you expect to sell.

Are discount points worth paying?

One point equals 1% of the loan amount, paid at closing, in exchange for a lower rate. The maths is a single division:

Break-even months = cost of points รท monthly payment saved

In the example above, 1.5 points cost $4,500 and cut the payment by $97.55. That is 46 months, just under four years. This is the conservative screen every lender and loan officer uses, and it is the right first filter.

It is also slightly pessimistic. The lower-rate loan does not just cost less each month โ€” it retires principal faster, so at any given date you owe less on it. Counting that, the true break-even on this pair arrives closer to 36 months:

How long you keep the loanInterest paid, Offer AInterest + points, Offer BNet result of paying 1.5 points
2 years$38,578$40,072Lose about $1,494
3 years (break-even)$57,515$57,504Roughly a wash
5 years$94,605$91,582Gain about $3,023
10 years$181,873$171,395Gain about $10,478
Full 30 years$382,633$352,015Gain about $30,619

Both figures matter. Screen with the 46-month rule; decide with the table.

Two practical rules follow. First, if there is any real chance you will refinance within four years, decline the points. Second, points are worth most on large loans and long holds โ€” the saving scales with the balance, the cost does not scale with your patience. Run your own figures with the Mortgage Points Calculator.

15-year vs 30-year: what the term really costs

Shorter terms carry lower rates and dramatically lower interest, but they are a commitment, not a preference. Compare the two extremes on the same $300,000:

TermRateMonthly P&ITotal interestTotal paid
30-year fixed6.50%$1,896.20$382,633$682,633
15-year fixed5.75%$2,491.23$148,421$448,421

The 15-year loan saves $234,212. It also removes $595 a month of flexibility for fifteen years. If a job loss or a medical bill arrives in year four, the 30-year loan is the one that lets you keep the house.

There is a middle path: take the 30-year loan and pay it like a shorter one. On a $300,000 loan at 6.50%, a biweekly schedule โ€” 26 half-payments a year, equal to 13 monthly payments โ€” retires the loan in about 24.2 years and saves roughly $87,256 in interest, while leaving you free to drop back to the contractual payment in a bad month. The Biweekly Mortgage Payment Calculator and the Mortgage Payoff Calculator quantify both versions.

PMI, closing costs and the fees people forget

Principal and interest are the part everyone compares. The rest of the payment is where quotes quietly diverge.

Private mortgage insurance

Put less than 20% down on a conventional loan and you pay PMI until the balance falls to roughly 80% of the original value. On a $270,000 loan, PMI at 0.5% a year is $112.50 a month; at 1.0% it is $225. Rates vary with credit score and loan-to-value, so two lenders can quote the same interest rate and different PMI. Add it before you rank the offers โ€” the PMI Calculator handles the cancellation timeline too.

Closing costs

Split them into two buckets when you compare quotes:

Estimate the whole bill with the Closing Costs Calculator, and size the cash you need up front with the Down Payment Calculator.

Adjustable and interest-only structures

An ARM quote is not comparable to a fixed quote on rate alone, because only the introductory period is knowable. Compare it on the worst-case payment at the first and lifetime caps, using the ARM Mortgage Calculator. The same applies to interest-only loans, where the payment jumps sharply once the interest-only window closes โ€” the Interest-Only Mortgage Calculator shows both phases.

A five-step comparison checklist

  1. Normalize. Same loan amount, same term, quotes gathered on the same day. Rate sheets move daily.
  2. Read the APR next to the rate, and ask for the itemized lender fees behind any gap between the two.
  3. Break-even the points. Cost รท monthly saving = months. Compare that to how long you will really stay.
  4. Add PMI to every quote where the down payment is under 20%, then strip out taxes and insurance, which are lender-independent.
  5. Rank on total interest over your realistic holding period โ€” not on the monthly payment, and not on the headline rate.

For non-mortgage debt the same method applies with different inputs; the Loan Comparison Calculator handles personal, auto and business loans the same way.

Mortgage terms, defined

APR (annual percentage rate)
The interest rate restated to include lender fees and discount points, spread over the full loan term. Always equal to or higher than the note rate.
Discount point
A fee equal to 1% of the loan amount, paid at closing to buy a permanently lower interest rate.
Amortization
The schedule that splits each payment between interest and principal. Early payments are mostly interest; the mix reverses over time.
PMI (private mortgage insurance)
Insurance protecting the lender when the down payment is below 20%. Paid by the borrower, cancellable once enough equity is built.
LTV (loan-to-value)
Loan balance divided by property value. Drives both the rate you are offered and whether PMI applies.
Escrow
An account the servicer uses to collect and pay property taxes and homeowners insurance alongside your mortgage payment.
Rate lock
A lender commitment to hold a quoted rate for a set number of days. Extensions usually cost money.
Recast
Re-amortizing an existing loan after a large principal payment, lowering the payment without refinancing.

Frequently asked questions

Should I compare mortgages by interest rate or by APR?

Use both. The rate sets your payment; the APR captures the fees. With identical terms and a long expected hold, the lower APR is usually the cheaper loan. If you expect to move within a few years, weight the plain rate more heavily, because the APR spreads up-front fees across a term you will never complete.

How much does a 0.5% difference in mortgage rate actually cost?

On a $300,000 30-year fixed loan, going from 6.50% to 6.00% cuts the payment from $1,896.20 to $1,798.65 โ€” $97.55 a month, or about $35,119 in total interest. The same half point on a $400,000 loan is worth roughly $47,900.

Are discount points worth paying?

Only past their break-even. If 1.5 points cost $4,500 and save $97.55 a month, break-even is about 46 months. Hold the loan longer and the points win; sell or refinance sooner and they lose.

Is a 15-year mortgage better than a 30-year mortgage?

It is cheaper, not automatically better. On $300,000, 15 years at 5.75% costs $2,491.23 a month and $148,421 in interest; 30 years at 6.50% costs $1,896.20 and $382,633. You save about $234,000 in exchange for $595 a month of lost flexibility.

Do all lenders quote the same closing costs?

No. Third-party costs are similar everywhere, but lender-controlled charges โ€” origination, underwriting, processing, rate-lock fees โ€” vary widely. Those are the items that move the APR, and the items worth negotiating.

When can I stop paying PMI?

On a conventional loan, PMI generally must be cancelled on request once the balance reaches 80% of the original value, and terminates automatically at 78%. On a $270,000 loan, PMI at 0.5% a year is $112.50 a month, so early cancellation is worth pursuing.

How many mortgage quotes should I get?

At least three, gathered within a short window so the credit inquiries count as one event, and compared on the same day. A quote from last week is not comparable to one from today.

Does making biweekly payments really save money?

Yes. Twenty-six half-payments a year equal thirteen monthly payments instead of twelve. On $300,000 at 6.50%, that clears the loan in about 24 years instead of 30 and saves roughly $87,000 in interest.
